Management for new buildings

A new building needs management from the very first owners' meeting. Habiteight prepares and calls that meeting and sets up the portal, so that the new owners receive their keys with an account statement, documents and a place to report faults already in place.

What Habiteight takes care of when a new building starts to have owners.

  • The first owners' meeting

    We prepare the documentation and call the first owners' meeting. We write up the minutes and keep them with the condominium's documents.

  • The condominium portal

    We set up the platform with the building's units, so that every owner has their unit's account statement and the condominium's documents in one place.

  • The keys and the portal

    Whoever receives the keys knows where to pay the fee, by MB Way or Multibanco, and where to report a fault and follow the repair.

What the law requires of a condominium

In general terms, these rules apply to any condominium, new or old.

  • The administrator is elected and dismissed by the owners' meeting.

    Portuguese Civil Code, Article 1435

  • Insurance of the building against the risk of fire is compulsory.

    Portuguese Civil Code, Article 1429

  • The condominium must have a common reserve fund, deposited in a bank, to which each owner contributes at least 10% of their share of the other expenses.

    Decree-Law No. 268/94, Article 4

  • When a unit is sold, the administrator issues the statement of charges and debts within 10 days.
