Terms of use

These terms govern the use of the website www.habiteight.pt, the owners' portal and the Habiteight app. By using them, you accept these terms.

1. Identification

The website, the portal and the app are operated by Habiteight.

2. Scope

The website presents the condominium management services of Habiteight and allows you to send contact and quote requests. The owners' portal and the app give account holders access to the condominium's information.

Condominium management contracts are not entered into on the website. They are negotiated and signed separately with each condominium. In the event of a conflict between these terms and a management contract, the contract prevails.

3. Accounts and credentials

  • Portal and app accounts are created for owners, administrators and suppliers of the condominiums we manage.
  • Login credentials are personal. You must keep them confidential and not share them.
  • You are responsible for the activity carried out with your account, unless you notify us of misuse.
  • If you suspect that someone has used your account without authorisation, change your password and let us know at geral@habiteight.pt.
  • We may suspend an account if it is used in breach of these terms or of the law, or to protect the security of the platform.

4. Acceptable use

When using the website, the portal or the app, you agree not to:

  • use the services for illegal purposes or purposes contrary to public morals;
  • try to access the data of other owners, condominiums or users;
  • introduce viruses, malicious code or anything else that affects how the services work;
  • make mass automated requests or systematically extract content;
  • submit false information or information in another person's name;
  • publish offensive or defamatory content, or content that infringes the rights of third parties.

5. Intellectual property

The Habiteight brand, the logo, the texts, the design and the software of the website, the portal and the app belong to Habiteight or to its licensors. You may view them for personal use, but you may not copy, modify or distribute them without written permission.

Each condominium's documents (minutes, budgets, contracts and others) belong to the condominium and are made available in the portal only to those entitled to see them.

6. Information on the website

The information published on the website is general and for guidance only. It does not constitute legal advice and does not replace consulting a lawyer or another qualified professional about your specific case.

We try to keep the information accurate and up to date, but the law and practice change. We may change or remove content at any time.

7. AI assistant

The website assistant is an artificial intelligence system, not a person. It only gives general information about our services and about condominium management.

  • Answers may contain errors or be incomplete. Check any important information with us.
  • The assistant does not give legal advice, does not make binding proposals and does not change any contract.
  • Do not write sensitive data in the assistant, such as health data, passwords or identity document numbers.

8. Limitation of liability

We try to keep the website, the portal and the app available and secure, but interruptions may occur, for example for maintenance or because of third-party failures.

To the extent permitted by law, we are not liable for damage resulting from service interruptions, from the use of the general information on the website or of the AI assistant's answers, or for the content of third-party websites. This limitation does not apply to damage caused by wilful misconduct or gross negligence, and it does not affect the rights that the law grants to consumers.

10. Complaints and alternative dispute resolution

You can file a complaint in the electronic Complaints Book (Livro de Reclamações) or write to us at geral@habiteight.pt.

In the event of a dispute, consumers may use an alternative consumer dispute resolution body: CNIACC — Centro Nacional de Informação e Arbitragem de Conflitos de Consumo (www.cniacc.pt). More information is available on the Consumer Portal (www.consumidor.gov.pt), under Law No. 144/2015 of 8 September.

11. Governing law and courts

These terms are governed by Portuguese law. Disputes are settled by the Portuguese courts that have jurisdiction under the law, without prejudice to any consumer protection rules that are more favourable to you and to the use of alternative dispute resolution.

12. Changes

We may change these terms, for example when we change the services or when the law changes. The version in force is always the one published on this page, with the date of the last update at the top.
